About GGDC:
GGDC has tied its strategic direction to the opportunities inherent in two of today's most powerful
Mega Trends inspiring the formation of The Go Green Development Consortium, Inc.(GGDC) and to develop
its plan for the future as an energy efficient, environmentally friendly development and consulting company.
1. The aging of the Baby Boom demographic in the United States is a trend that not only will have
a major impact on this nation, but will also create economic waves that will be felt on foreign shores. The Boomers
represent the largest, most affluent senior market in American history. The higher income Boomers will have the purchasing
power to enjoy second homes, retirement homes, and all the accompanying luxuries of a comfortable lifestyle. The well-healed
boomers will have the financial wherewithal to truly make their "Golden Years" glitter with many years of good health and
active living including lots of travel, golf, or other highly appealing recreational and social pursuits.
That's the good news. The bad news is that a majority of people in the larger, lower income Boomer
segment will be faced with the harsh reality of outliving their retirement income, probably by many years. The social
and human cost of this dilemma could be staggering.
2. The escalating worldwide population, coupled with the growth of national and individual
wealth in highly populated countries such as China and India, is a trend that will unquestionably have significant impact
on the global community's economic balance, the depletion of natural resources, and the deterioration of environmental conditions
(Global Warming). The impact of this pervasive trend will be felt with great force in the U.S., and "American Ingunity"
will likely be put to its strongest test.
These Mega Trends and their probable consequences have become evident, domestically and globally,
through phenomena such as:
- Unprecedented demand for golf course/recreational communities.
- Unprecedented need for retirement and senior living communities/facilities.
- Unprecedented demand for energy efficient, eco-friendly residential and commercial construction, as well
as the growing need for alternative sources of energy/power.
- Unprecedented need for purification/treatment systems to provide adequate supplies of pure, clean water.
- Unprecedented need for new and creative ways to finance these communities and provide for financing in the

The primary focus of the GGDC business plan is to address these overarching trends and humanitarian issues
through: The planning for development of Green recreational/retirement communities featuring (a) golf courses in most
cases; (b) energy-efficient, eco-friendly home construction; (c) "green" power generation; (d) water purification/water management
systems and (e) financing alternatives.
PROFILES:
William D. Corbin Enterprises, Ltd. (WDC), was founded over ten years ago by William ("Bill") Corbin.
The company, a Vermont corporation, was incorporated on August 23, 1996. Over the years, WDC has evolved into a diversified
real estate, marketing, business development, and financial consulting firm. WDC with more than 60 years
experience in residential and commercial real estate, financing, marketing and management, began to create a new business
model approximately three years ago. Their vision drew upon and combined the resources of the many contacts and relationships
they had built over the past decades. Many of their resulting strategic alliances are in the real estate, financing
and business development fields - developers; builders; bankers; realtors; golf course design, construction and management
companies; mortgage bankers; etc. Around this real estate and financing core, WDC also added complementary Strategic
Alliances in "green", eco-friendly technologies, energy
saving systems, energy/power generation systems, and water purification/water management systems. In the early 90's
Mr. Corbin was instrumental in developing a company that converted gasoline powered vehicles to run on Compressed Natural
Gas in conjunction with the Clean Air Act of 1990. For his efforts he was nominated for the honor of "Entrepreneur
of the Year" in conjunction with Inc. Magazines annual search for the Nations Top Business individuals. His recognition
by Ernest and Young and Merrill Lynch for this honor, and his nomination by the State Senate majority leader at the time is
the highlight of his career and inspired him to continue his active roll in energy conservation and environmental eco-friendly
development.
WDC will act as a Consulting Company to "GGDC", and when appropriate the "Company" (GGDC) will take
an ownership control position in a project. If the opportunities continue to present themselves WDC will look to future
financing alternatives for Capital availability for GGDC. Because of the strategic companies involved such as Homevest
International, Inc.. and its President Bob Sommers the idea of ownership for GGDC, in the future, would appear to
be very viable. Bob's financial experience and contacts have in the past, and will be in the future, a great asset in
obtaining the proper funding for GGDC.
In the mid 90's Bill, and a partner, found, financed, planned and started, their own 500-acre, 500 home, golf
course community in Mid America from which he drew much of his experience and contacts in the recreational community development
industry.
WDC and its strategic alliances will select high potential land for recerational and retirement communities,
and each project will be an Eco-Sustainable Development. Because the initial part of Phase I the GGDC plan
targets the high income segment of the Boomer market, the first phase developments will feature energy-savings, eco-preferred
construction techicques, "green" power generation facilities, and water purification/water management systems. Additionally,
Phase II of the strategy will include communities with senior living facilities catering to the needs of older, lower income
Boomers. Eco-friendly technologies, proven in Phase I, will be included in Phase II projects. All projects after
research and financing have been secured will then be presented to GGDC for approval and if feasible, will be turned over
to GGDC for development. GGDC will also seek out commercial and industrial projects for the use of "Green Energy"
savings opportunities. The projects will also be presented to Major Developers for their development.
NOT JUST GOLF COURSE COMMUNITIES As indicated above, golf course development is central to Phase
I communities. While seeking to create commercially sustainable golf complexes for residential and leisure purposes,
these amenities will be elevated above the norm by also contributing to environmental sustainability and enhancement.
For example, whenever possible, wildlife preserves will be incorporated into the course and community designs. A primary
goal will be to improve and heighten the indigenous flora and fauna, while seeking ways to minimize water consumption at each
course. It should be noted that schools and universities, commercial buildings, hospitals etc. create another segment
of the Green Construction program. All types of construction from a single-family home to
a large apartment or condominium project will be sought out for the introduction of our energy savings program. In summary,
GGDC is strategically poised to take a leadership position in the development of environmentally sensitive projects within
specially selected domestic and international market areas. The primary focus of Go Green Development Consortium,
Inc will be as consultants and promoters of its "Energy Star Partnership".
